When we buy houses there are many factors that need to be considered, some of those factors include safety and peace of mind, energy efficiency, appreciation, affordability and craftsmanship. When you buy a new home, first of all it must adhere to many standards such as structural stability, general safety and energy conservation. When you buy homes online you can look out for other safety concerns with regard to heating equipments, electrical systems and fireplaces. With increasing utility costs, lack of energy efficiency in older houses is a major consideration, and upgrades in this area can be very expensive. Therefore it is better that we buy houses which are newly built with better energy saving standards. New houses often come up in developing places, where the value of appreciation may be more pronounced than in localities where older houses are found. Therefore in many cases, there can be investment advantages with relatively new residences.
Second hand houses or re-sale homes are more affordable when compared to newly built homes, but it should be noted that short term savings when purchase of an existing home may be lost over time when renovations, repairs, pest control and lower appreciation are taken into consideration. These are the issues that are less likely to concern if you are a new home buyer. Finally craftsmanship or architecture is taken into concern; many people think that workmanship in past generations was much better than which is practiced today, but this not true; in every era there are craftsmanship which are good as well as bad.
